Triple Wide Manufactured Homes: What to Know Before You Buy

james kBy james kAugust 1, 2026

What Is a Triple Wide Manufactured Home?

A triple wide manufactured home is built from three separate sections, constructed in a factory and then transported to the home site, where they’re joined together to form a single, larger dwelling. Triple wides typically offer significantly more square footage than single or double wide manufactured homes, often ranging from around 2,000 to well over 3,000 square feet.

How Triple Wides Compare to Other Manufactured Home Sizes

Single wide homes are built as one complete section, generally under 18 feet wide, offering the most affordable and simplest option. Double wides combine two sections for a larger footprint and more traditional home layout. Triple wides go a step further, combining three sections to create floor plans that can rival — and sometimes exceed — the size of many site-built homes, often including multiple living areas, additional bedrooms, and more elaborate layouts.

    Cost Considerations

Triple wide manufactured homes typically cost more than single or double wide options, both due to the larger amount of material and factory construction time involved, and the increased complexity of transporting and assembling three separate sections on site. Total project cost also depends heavily on land costs, site preparation, foundation type, and finish-level choices within the home.

    Transport and Site Preparation Challenges

Because triple wides involve moving three large sections rather than one or two, transport logistics are more involved, and not every property or road access is suitable for delivering sections of that size. A level, properly prepared site with adequate access for delivery trucks and crane placement (if needed) is essential, and it’s worth having a manufactured home dealer or contractor assess site access before finalizing plans.

    Permits and Zoning

Zoning and permitting requirements for manufactured homes vary significantly by county and municipality, and some areas have restrictions specifically around manufactured housing regardless of size. It’s essential to confirm zoning compatibility and permitting requirements with local authorities before purchasing land or ordering a home, since these regulations can affect both feasibility and long-term resale value.

    Financing Triple Wide Homes

Financing options for manufactured homes depend on whether the home is classified as real property (permanently affixed to owned land) or personal property (chattel loan). Larger triple wide homes on owned land with a permanent foundation are often eligible for more favorable mortgage-style financing than smaller manufactured homes on rented lots, which typically qualify only for chattel loans with different terms.

    Final Thoughts

Triple wide manufactured homes offer a genuinely spacious, customizable housing option at a lower cost than comparable site-built construction, but buyers should plan carefully around site preparation, transport logistics, local zoning rules, and financing structure before committing to a purchase.
